Thinking of selling? Start with an honest number.
Before anything else, you deserve a straight read on what your home is actually worth — pulled from real, recent sales, not an automated guess built to win your listing. Tell me about the place and I'll send you one.
Comps, not a guess
I pull recent, comparable sales near you and walk you through how they map to your home — the same analysis I'd want if it were mine.
The real number
I'd rather tell you the honest price than win the listing with a high one and chase it down later. You'll get a range and the reasoning behind it.
Prep, timing, marketing
What to fix (and what not to bother with), when to list for your goals, and exactly how I'd present it. No pressure, no hype.
What's your home worth?
Share a few details and I'll put together a real valuation for your address and send it over — usually within a day.
Newer to real estate — not to looking after people's biggest decisions
I'll be straight with you, because that's the whole point: I'm earlier in my real estate career than some agents you'll talk to. Here's what I bring to the table anyway.
A career of high-stakes deals. More than a decade in capital-equipment sales — large transactions, long relationships, and walking people through complicated decisions without rushing them. Negotiating and protecting a client through a hard deal is most of this job, and it's what I've done for twenty years.
Real estate has been in the family the whole time. My father ran Bernardini Homes, a brokerage in Westminster, for about twenty years, and I grew up around it. The business isn't new to me — the license is.
I know this valley from the inside. I run banquets and weddings at the Steamboat Grand and work the resort and the rodeo — which means I know the town, its seasons, and its people first-hand. My first real estate client came out of exactly that community.
I build my own tools. My own CRM, lead capture, and marketing systems — so your listing gets organized, responsive attention, not a name in someone's overflowing inbox.
The one review I have is from a buyer I represented — but it's about how I work, which is the same whether you're buying or selling:
He was committed, responsive, and willing to dig in whenever things got complicated. I would absolutely work with Joel again.Kirby MinorRepeat homebuyer · Craig, CO
