Where the Routt market stands.
Routt County finished 2025 on solid footing — Steamboat single-family sales improved late in the year and luxury activity stayed notable, including a $12.7M Lake Catamount sale, per the Colorado Association of REALTORS. Inventory has risen, giving buyers more choice, and 2026 has brought new development plus affordable-housing projects like the Cottonwoods at Mid-Valley, whose first phase is now delivering (initial buyer lottery held February 2026).
Hayden has stayed steady and is being boosted by new regional investment near the airport, including a planned Amazon micro-center. Want a live read on any specific area? That's a phone call.
Buying across Routt County
What are the different areas of Routt County to buy in?
Steamboat Springs (the resort hub, widest range of property and prices), Hayden (value and airport access, west of town), Oak Creek and Yampa in South Routt (most affordable, quiet, more land), Stagecoach (reservoir recreation south of Steamboat), and Clark / North Routt (rural acreage near Steamboat Lake and the national forest). Each fits a different mix of lifestyle, budget, and use.
Is Steamboat the only place worth buying in Routt?
No. Hayden, South Routt, Stagecoach, and North Routt each offer something Steamboat doesn't — whether that's value, land, or quiet. I'll walk you through the comparison so you can weigh them.
Where's the most affordable place to buy in Routt County?
Hayden and the South Routt towns of Oak Creek and Yampa are typically the most affordable, with lower price points than Steamboat while keeping the valley's recreation — and, in Hayden's case, the regional airport. Hayden's also been growing, supported by new regional investment.
What's the market like heading into 2026?
Solid. Steamboat single-family sales improved late in 2025, inventory is up (more buyer options), and new developments plus affordable-housing projects — including the Cottonwoods at Mid-Valley, whose first phase is now delivering in 2026 — are reshaping the picture. Hayden is steady and rising on regional investment. Ask me for a current read on the exact area you're considering.
