Golf & community · Steamboat Springs

Rollingstone Ranch.

A Robert Trent Jones Jr. golf course with Fish Creek running through it — and, around it, the closest high-end residential golf community to Steamboat's ski base. It is a genuinely rare dual-season address: golf in the warm months, cross-country skiing on the same fairways in winter.

The golf course

Rollingstone Ranch Golf Club — formerly the Sheraton Steamboat Golf Club — is an 18-hole, par-72 course designed by Robert Trent Jones Jr. and opened in 1974. It plays roughly 6,730 yards from the tips, with Fish Creek winding through the layout and mountain-and-valley views throughout. It is a public/resort course: anyone can book a tee time, and memberships are available for unlimited play.

Winter: golf course becomes a Nordic center

Here's the part that makes the land unusual. When the golf season ends, the Rollingstone Ranch fairways are groomed and become the Steamboat Ski Touring Center — cross-country skiing and snowshoeing directly on the golf course. One piece of land, two seasons: golf spring through fall, Nordic skiing all winter.

Why buyers care: a true year-round lifestyle asset is rare. Most golf-course homes go quiet in winter; here the fairways out your window stay active as groomed Nordic terrain — a real differentiator for homes in the community.

The residential community

This is the real-estate story. Rollingstone Ranch is an upscale neighborhood of single-family homes and townhomes set on and around the course — about a mile from the ski base and gondola, roughly three miles from downtown — and it is quiet and non-short-term-rental by character. For a golf community this close to a major ski base, that combination is hard to find.

Location

~1 mile from the Steamboat ski base / gondola, ~3 miles from downtown on Steamboat Blvd. Bus service runs to the mountain.

Homes & pricing

Single-family homes and townhomes on the fairways. Recent pricing roughly $1.7M townhomes to $4.5M+ estates; about two dozen active listings in mid-2026.

~$1.7M–$4.5M+

HOA & character

Low HOA for the area — one townhome listing showed roughly $138/month. Quiet, non-STR neighborhood. Golf membership is separate from the home purchase.

One one caveat: tennis courts and a community pool are sometimes referenced for the area, but I could not confirm them as current operating HOA amenities — confirm current amenities with the HOA before you count on them.
