My home base is Routt County — but buyers often ask how it compares to the rest of the high country. These towns are not interchangeable — lifestyle, access, and price swing hard from one to the next. Here's how to tell them apart, with Routt as the one I know best.

"Colorado mountain real estate" isn't one market. It's a handful of very different lifestyles, each with its own price logic, access, and trade-offs. A big part of working with a buyer is simply giving you the actual read on how the towns differ — because the most expensive mistake in mountain real estate is buying the right house in the wrong town.

What's the most affordable mountain county here?

Jackson County — North Park, around Walden — is typically the most affordable of these counties. Open ranch land, river frontage, and Gold Medal trout water at prices well below the resort towns, while still about an hour from Steamboat. It suits buyers who value space, privacy, fishing, and hunting over resort amenities.

Where do I buy for fishing, hunting, and land instead of a ski resort?

North Park (Jackson County) is the strongest fit: North Platte headwaters, Gold Medal trout, the Delaney Butte State Wildlife Area, big-game habitat, and ranch and recreational parcels. It feels more like Montana than resort Colorado — often exactly the point.

Where's best for history and authentic character?
