Fairplay is the seat of Park County, a historic mining town sitting near 10,000 feet in the wide-open South Park basin. It's more attainable than the resort towns on the other side of Hoosier Pass, and that's the draw. It's also high, rural, and cold in winter — which is why the fine print matters: well and septic, the road that gets you home in a storm, and whether that pass to Breckenridge is even open. Fairplay is the county seat of Park County, a historic gold- and silver-mining town founded in the 1860s and set in South Park — the broad, high mountain basin that gives the region (and, by extension, a certain TV show) its name. It sits at roughly 9,950 feet, with U.S. 285 running through town toward Denver over Kenosha Pass and up to Hoosier Pass, which crosses into Summit County and Breckenridge. Its best-known landmark is South Park City, an open-air museum of relocated and restored 19th-century buildings that recreates a Colorado mining town.

The appeal is honest: this is a genuine, working small mountain town with real history, big open-park scenery, and prices that are generally more attainable than Breckenridge or the Summit County resorts a pass away. Nearby Alma, just up the road toward Hoosier Pass, is one of the highest incorporated towns in North America — so 'high altitude' here is not a figure of speech. Living in Fairplay means trading resort polish and convenience for space, quiet, and cost — a trade a lot of people are glad to make, as long as they understand what they're taking on.

Fairplay sits close to 10,000 feet, and nearby Alma is higher still. That means a short growing season, cold nights much of the year, real snow load, and altitude that some people (and some visiting guests) feel. It's a beautiful place to live — just go in understanding the elevation is a genuine factor in daily life, construction, and heating, not a brochure detail.

Know your road and your pass

Hoosier Pass connects Fairplay to Breckenridge and Summit County, but it's high and can close or require traction in winter storms — so a 'quick trip over the hill' isn't guaranteed in bad weather. On the property side, confirm who maintains and plows your access road; some rural and subdivision roads aren't county-plowed. Winter access is a real, parcel-specific question here.
