The story

Some deals teach you what kind of agent you're going to be.

My client came in as a second-time homebuyer. He knew exactly what he wanted, had realistic expectations around negotiation and seller pushback, and had no patience for a deal that stalled. That's the client who keeps you honest.

It was also my first transaction as a Coldwell Banker broker. I didn't hide that, and I didn't wing it — I leaned on a senior broker at my office who walked the contract with me line by line. My client got first-deal effort with experienced backup behind every signature.

And it was not a soft deal. Three things tested it, and we worked through each one:

Financing, against a hard deadline. The buyer's funds had to come together right up against the loan deadline, under circumstances that were anything but routine. The lender and I worked together through the final stretch — my the catch the day the money cleared was "we're right on track… a little closer than I'd like." Days later, the file was clear to close.

An inspection that surfaced items. Rather than let it derail the deal, we negotiated the findings into a seller credit to the buyer — a clean resolution that protected his money without blowing up the timeline, and I handled the follow-through.

Timing. The calendar got tight enough that we used a contract amendment to extend the deadlines and hold the deal together — then brought it home to a December 16 closing.

Underneath all of it, I got ahead of the small things that can surprise you late: I worked early with the title company and the lender to confirm whether a new survey would be required, so it couldn't catch us at the table. The appraisal came back clean. I closed on his place in Craig, Colorado — and I'd rather you hear the rest from him than from me.
